To enable us to process your booking please fill in the following details and confirm when completed. Once you have completed your purchases proceed to checkout. Your booking remains provisional until confirmed by Broadoaks Country House, no money is taken from your card by www.golakes.co.uk, the accommodation provider will require you to pay in accordance with their terms and conditions.

This accommodation cannot be booked for your chosen dates.
Broadoaks is set in the beautiful and tranquil Troutbeck valley yet is central for the centres of activity at Windermere, Bowness and Ambleside. It boasts beautiful views, a croquet and boules lawn and a luxurious Victorian ambience.
If you would like to book in for dinner if you let us know 24 hours in advance of your arrival we can do it for a special rate of only £35 per person per night
Our normal hours for accepting arrivals are from 13:00 to 23:00.
We will call you for card details to take a deposit of £75 per room, per night in order to confirm the booking. Additional deposits may be required for group bookings, special events and on special 'event' dates throughout the year.
1.Any booking is a contract directly between you and the accommodation establishment, and is subject to that establishment’s usual terms and conditions (see below). Payment details are dependant on processing by the property owner.
2.If you need to change or cancel your booking you must liaise directly with the accommodation establishment. Please see their terms and conditions below.
3.Any data gathered during the course of this booking may be held on computer files.

Prices:The price includes accommodation plus any board indicated. Unless clearly stated on the booking form all extras such as additional meals, telephone calls, drinks etc are additional. We accept the following forms of payment:
Cash, Debit Cards (Maestro and Visa Debit), Credit Cards (Mastercard and Visa Only).
Pets:Well behaved pets are permitted by prior arrangement. Guests bringing dogs are only permitted to use our garden suite rooms. An additional charge of £25.00 per dog, per night will be made to cover extra cleaning costs.
Cancellation and Insurance:Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel please contact us immediately. For cancellations made up to 14 days before your booking you will not be liable for the total balance however any deposit you have paid will be non refundable. For cancellations made after this time or by failing to take up the booking without cancelling you will be liable for the full value of the booking. For this reason you may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker.
Non-availability:We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.
Arrival:Check in is from 3pm on the day of arrival.
Departure:Check out is by 11am on the day of departure. Late check outs can sometimes be arranged for an additional charge.
Damages and Breakages:Please take care with our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge of <<£x>> if you did not report this.
Liability:We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
Data:Any data gathered during the course of this booking may be held on computer. We will not sell or pass on your details to any third parties.
