Charming, well-equipped sandstone cottages clustered amongst attractive gardens with large grassed play area. Situated on the edge of a quiet village, in the Eden Valley, five miles from Penrith. Excellent base to explore Cumbria.
Our normal hours for accepting arrivals are from 15:00 to 22:00.
If your online reservation is made less than 35 days to your arrival date, then the full rental value will be debited from the card, details of which you will have provided, this will confirm your reservation. If the reservation has a start date of more than 35 days then a deposit will be debited as per Section 1 of the Terms and Conditions above. For phone or email reservations then a cheque and completed Booking Form can be forwarded once the reservation is confirmed.
DepositsA deposit of £150.00 per week booked will be required to secure a reservation for Garth Cottage, all other cottages are £100.00 per week. Short Breaks of 5 days or less will require a deposit of £50.00 per cottage. Special Short Breaks require a £100.00 deposit per cottage.The outstanding balance of any reservation made together with any supplements payable must be paid on or before 28 days prior to arrival.Any reservation made less than 35 days prior to arrival will require the full rental to confirm the reservation.
SupplementsAn additional supplement of £10.00 per person is payable for any reservation starting or ending on a Sunday, unless the reservation is for 8 days or more.A Good Housekeeping Deposit of £50.00 per cottage is payable, in the following circumstances: A). When two or more cottages are reserved by the same or associated guests. B). When cottages are reserved for periods of less than 6 days, by parties of 6 or more persons. The Good Housekeeping Deposit will be refunded in full providing the cottage (or Cottages) is vacated in the same state of cleanliness and general order in which it was found (as per Booking Condition 7). The Good Housekeeping Deposit should be paid not later than 28 days prior to your arrival date. If booking date is less than 28 days prior to arrival then the Good Housekeeping deposit becomes payable with the rent.
1.Provisional bookings can be made by telephone or Email but must be confirmed with a completed booking form or Email with in seven days.
2.The appropriate deposit for each week or part-week booked must accompany the booking form. Online bookings will require a debit/credit card payment and acceptance of our Booking Conditions. Any balance due is payable not later than 28 days prior to your arrival date.
3.Upon payment of the deposit and the proprietors' acceptance of the booking, the guest becomes liable for the balance of the rent for the full period of the letting. In the event of a booking being cancelled the Proprietor will endeavour to obtain another booking and if successful will refund all monies paid less 10% of the total rent payable, to cover re-advertising and disbursements.We advise you consider Holiday Insurance to cover your commitment.
4.A charge of £30 will be made in respect of any cheque or payment returned unpaid.
5.The Proprietor reserves the right to cancel or alter the booking arrangements. In the event of cancellation the Proprietor shall be liable only for the return of any monies received.
6.The number of occupants of the property must not exceed the number stated on the booking form unless prior written approval is obtained.
7.The guest undertakes to keep the cottage and its contents in the same state of repair and condition as at the commencement of the holiday and also to leave the property in the same state of cleanliness and general order in which it was found. The Proprietors should be compensated for any damage, breakage’s which occur as well as any additional or specialist cleaning required (fair ware and tear excepted).
8.All cottages are Non-smoking. We regret Pets are not allowed in the Cottages and if brought onto Wetheral Cottage’s grounds must be kept on a lead at all times.
9.Cottages will be available on the day of arrival from 3.00pm (please advise if not checking in before 5.00pm) and must be vacated no later than 10.00am on the day of departure.
10.The maximum number of cottages that can be reserved online by a person or associated persons is two cottages, without the cottages are reserved directly with the proprietors and with their express permission. A cottage or cottages reserved for occupancy by a single sex or group under 21 years of age must be confirmed with the proprietors.
11.The Proprietor accepts no responsibility for loss or damage to personal possessions or personal accident other than that resulting from the proprietor’s negligence.
12.The Guests right to occupy the property is limited to a right of occupation for holiday purposes and such right shall terminate at 10.00am on the final day of the holiday.
13.The Proprietor reserves the right to demand the withdrawal, without notice, any person or animal whose conduct, in the opinion of the Proprietor, is prejudicial to the well-being of other guests.
14.A Good Housekeeping Deposit of £50.00 per cottage is payable, in the following circumstances: A). When two or more cottages are reserved by the same or connected guests. B). When cottages are reserved for periods of less than 6 days, by parties of 6 or more persons. The Good Housekeeping Deposit will be refunded in full providing the cottage (or Cottages) is vacated in the same state of cleanliness and general order in which it was found (as per Condition 7). The Good Housekeeping Deposit should be paid not later than 28 days prior to your arrival date. If booking date is less than 28 days prior to arrival then the Good Housekeeping deposit becomes payable with the rent.

16..“The GUEST” means the person signing the booking form or making the online reservation.
Cancellation InsuranceIt is not generally realised that a reservation constitutes a legal contract. In the event of cancellation the guest making the reservation is still legally liable to pay for the accommodation. If you are not already covered by Holiday Insurance or a similar policy we therefore strongly advise you to seek Insurance to cover your commitments.
