Our normal hours for accepting arrivals are from 16:00 to 20:00.
Main House BB: For all bookings, we require a non-refundable deposit of £50.00 for each room booked. We will telephone you once we receive your booking request, then we will send you an email confirming the booking. The balance is due on departure, and we accept payment by debit card or cash only
COTTAGE: To secure a reservation, Credit/Debit cards must guarantee all bookings with full rent plus a refundable breakage deposit of £200 payable at the time of booking.
1.New Forest District Council has provided this website as a facility to customers wishing to stay in Lyndhurst and its environs. All the prices, details and availability are supplied directly by the accommodation provider and presented at this website in good faith, but without any liability whatsoever.
2.Any booking is a contract directly between you and the accommodation establishment, and is subject to that establishment’s usual terms and conditions (see below).
3.If you need to change or cancel your booking you must liaise directly with the accommodation establishment. Please see their terms and conditions below.
4.Any data gathered during the course of this booking may be held on computer files.
Terms and ConditionsPrior to your booking please read our terms and conditions. Once you have booked your stay, you are entering to a contract with The Rufus House based upon your accepting our Terms & Conditions specified hereunder.
TERMS OF BUSINESS:Direct booking Rates are inclusive of breakfast excluding rooms clearly specified as room only, VAT and service charges. Extras charged to your bill are bottle of water, soft drinks or peanuts you may have from non-alcohol mini-bar and landline telephone calls. Also flowers, cakes, chocolate etc you may request.
Prices Self-Catering:COTTAGE Self-Catering: Prices quoted on accommodation only per unit per week.
Duvets, pillows, bed lines and towels are provided. We accept the following forms of payment: cash, debit cards, credit cards (excluding American Express).
DEPOSITS, CANCELLATION AND NO SHOWS:To secure a reservation we charge a non-refundable deposit of £50.00 for each room booked. Upon receipt of your booking request, we will contact you. A booking made with The Rufus House is a contract. As a small accommodation business we do not operate an overbooking policy. We respectfully point out that if you cancel a booking the deposit cannot be refunded.
For cancellations made up to 7 days before your check-in date you will not be liable for the total balance. For cancellations made after this time you will be liable for the total amount, however all efforts will be made to re-let the cancelled accommodation in order to minimise charges.
On your arrival date, we will wait until 8pm; thereafter we will assume that you are not coming.
In addition, curtailment of stay after arrival the Guest will be liable for payment of the full amount.
DEPOSITS, CANCELLATION AND NO SHOWS:COTTAGE Self-Catering: Once you have booked your stay with Rufus House Cottage, our agreement is a legal contract and 25% deposit you paid at the time of reservation is non-refundable.
For cancellations made up to one month before your booking, 75% of rent plus a refundable breakage deposit of £200 will be refunded.
For cancellations made after this time, or failing to show, you will be liable for the total rent, but refundable breakage deposit of £200 will be refunded. However all efforts will be made to re-let the cancelled accommodation to another guest in order to minimise charges.
For this reason you may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker.
Non-availability:We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you without administration fee. Our liability would not extend beyond this refund.
PAYMENT:We accept payment by debit card or cash only (As for Deposit to secure the reservation, we accept debit card or credit card excluding AMEX). We do not accept cheques.
RESCHEDULING YOUR BOOKING:If you need to move a booking, we will be happy to accommodate your request. This service is subject to availability.
CHECK-IN & CHECK-OUT:Your accommodation will be available to you from 4pm on the day of arrival; our check-in time is between 4pm and 8pm, unless otherwise arranged.
Our check-out time is 10.30am. Subject to the room's availability, late check-out could be arranged. Until 11:30am, it is an additional cost of £10. Until 12:30pm the additional cost is £20.00. Please advise us on your arrival. We are happy to store bags for those traveling by train.
Your bill for the accommodation and any extras or services taken during your stay is payable upon departure.
BREAKFAST:Breakfast is served from 8am and our last order time is 9am (weekend 9:15am). For early breakfast, we can deliver a light packed breakfast to your room the evening before, if you let us know in advance.
SMOKING:We operate a non-smoking policy throughout the building and grounds. This is also a condition of our insurance. From 1st of July 2007 it is illegal to smoke inside a public and confined space. This includes bedrooms and grounds in case smoke drifts up into the rooms around. There is a smoking area just outside of the dining room.
If anyone smokes in a room, or damages a room, in such a way that it effects the next person coming into that room, we reserve the right to charge all the costs for resetting the fire alarm, relocating the next guests, cleaning rooms or any other costs associated with such action.
CHILDREN:Unfortunately we do not accommodate children under the age of 5.
PETS:Pets are not permitted inside of the building.
LIABILITIES:While we would do all we could to ensure that guests’ belongings are safe and secure at all times, we cannot accept any responsibility for loss or damage to guests’ property or injury to any member of your party in the building, car park and grounds.
DAMAGE:Occasionally guests cause damage during their stay, breakages or damages such as leaving red wine, coffee, and other stains on the bed linen or carpets. Please report these as soon as they occur. We do not normally charge for minor breakages or damages, but we reserve the right to charge for any cleaning or replacement costs.
Cottage : Refundable breakage deposit of £200 is to cover any extra
HEALTH AND SAFETY:we have steps around the house and there is one step to our ground floor toilet, so please mind your steps. Also please keep entrance doors closed at all times.
