Our normal hours for accepting arrivals are from 15:00 to 24:00.
For all bookings we require a deposit of £50 to confirm the booking.
We will send you an email or letter confirming the booking and letting you know what the outstanding balance is. The balance must then be paid at least 6 weeks before the start of the holiday. For holidays which are to take place within 6 weeks of making the booking, the full rental payment is due on booking.
1.Canterbury City Council has provided this website as a facility to customers wishing to stay in Canterbury and the surrounding area, and makes every effort to present appropriate and up to date information. All the prices, details and availability are supplied directly by the accommodation provider and presented on this website in good faith, but without any liability whatsoever.
2.Any booking is a contract directly between you and the accommodation establishment, and is subject to that establishment’s usual terms and conditions.
3.Prices are for accommodation only or accommodation plus board as stated on the booking confirmation and do not generally include any additional expenses incurred such as additional meals, drinks, use of the telephone etc, except where specified on the booking confirmation.
4.When making the booking you may be asked to pay a deposit in accordance with the provider’s own terms and conditions. The booking details and your credit / debit card details will be retained by the system and are accessible by the accommodation provider.
5.All accommodation providers have their own terms and conditions with regards to cancellation. If you need to change or cancel your booking you must liaise directly with the accommodation establishment.
6.Any data gathered during the course of the booking may be held on computer files.

Please read our terms and conditions of booking below.CONTRACT:1. The contract is between the lead guest and Mrs. R.W. Kirwan (“the owner”). 2. To request a booking, please complete the Booking Form and return it with your payment. 3. The contract shall be entered into when the owner has accepted your booking by sending a written “Confirmation of Booking” to the lead guest.ARRANGEMENTS FOR PAYMENT: 4. Please see booking form for methods of payment. 5. We request the weekly rental price to be paid in advance as follows: (i) if the Booking Form is sent 56 or more days prior to your arrival date, a non- returnable deposit of £50.00 per cottage per week must accompany it and the balance paid not less than 56 days prior to your arrival date. Non-payment of this balance shall be construed as a cancellation of the contract; (ii) if you book less than eight weeks (i.e. 56 clear days) prior to your arrival date, the total payment should be enclosed with the booking form.COSTS FOR WHICH GUESTS ARE LIABLE: 6. Guests shall pay the weekly rental price per cottage(s), and for extras requested e.g. towels, cots, logs, kindling, milk. A list of prices is available on request. 7. Electricity is included in the weekly cottage rental prices. PLEASE NOTE that I reserve the right to charge extra for electricity in the unlikely event of unusually high consumption, defined as over £15 per week in summer and £25 per week in winter. (Average consumption IN 2004 was around £7 - £10 in summer (1st May – 31st October) and between £10.00 and £20 per week in winter (1st November – 30th March).8. The lead guest shall notify the owners of any damage to the cottage its fixtures, fittings and contents or to any other property of the owners and shall pay for replacement, repair and cleaning costs of same prior to 10.00am on the departure date.CANCELLATION: *Guests are very strongly advised to obtain holiday cancellation insurance*9. A cancellation made by a guest for whatever reason shall be in writing and addressed to Mrs. R.W. Kirwan at the above address. On receipt, she will try to re-let the cottage(s) for the period of the booking. If she succeeds, she will return all money which you have paid less an administration charge of £5.00. However, if unable to let the cottage then all monies paid by the guest shall be forfeited to Mrs. Kirwan. OTHER MATTERS:10. Only the persons named on the Booking Form shall occupying the cottage(s) booked11. Lets are from 3pm. on the date of arrival to 10am. on the day of departure. 12. Smoking is not allowed in the cottages. 13. We regret that we cannot take pets.14. Guests shall take all reasonable care of the cottages, their furniture, fixtures and fittings and effects leaving them in the same state of repair, condition and cleanliness at the end of the rental period as at the beginning. On departure, all items should be in the same places as when guests arrived 15. The owners reserve the right at any time to (i) decline accommodation to and to order any person off the premises
(ii) To enter and inspect the premises and to carry out repairs or maintenance - (but will try to do so when convenient to guests).16. The rentals are for holiday purposes only and the Housing Act 1988 does not apply.
Prices:The price of the accommodation includes the following:Electricity, Linen, Cleaning, Hot water, heating.The following are extra:Logs 3.50 per bagPAYMENT 1. In Sterling, by cheque drawn on a UK bank or by Electronic Transfer direct to my bank. Overseas payments in Sterling should include a Bank administration fee of £12 added on to the cottage price. If bank charges exceed £12 the excess will also be payable by the guest. Unfortunately, UK banks do charge local fees and these MUST be paid in addition to any charges incurred locally by the guest's bank abroad. 2. 1. In Euros, by cheque or Electronic Transfer direct to my bank. Please note that ANY bank charges whether incurred by the guest's local bank or by my bank MUST be paid by the guest.
Pets:Pets are not permitted.
Cancellation and Insurance:Once you have booked your holiday, our agreement is a legal contract and your deposit is non-refundable. If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even we have not yet received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it, <>. Please note that your deposit is not refundable under any circumstances. For this reason we strongly recommend that you take out cancellation insurance, which is inexpensive and can be obtained from any good broker. <>.
Non-availability of Accommodation:We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by your for the holiday. Our liability would not extend beyond this refund.
Arrival:Your accommodation will be available to you from 3pm. on the day of arrival, unless otherwise arranged. Please try not to arrive earlier as we will still be busy preparing your accommodation.
Departure:Please be ready to leave the accommodation by 10.00 on the day of departure, unless otherwise arranged. Please try to leave the accommodation as clean as possible. If you have made use of any further service for which payment has not been made during your holiday, we will provide you with an invoice which is payable on departure.
Damages and Breakages:Please take care with our properties. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge of £20 if you did not report this.
Liability:We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
